Standard One Showcased Its Build-to-Rent Business Model from the Inside at a Company Visit with HŌLDERS
On September 24, Standard One and the Holders business club held a Company Visit at the S1 Obolon rental building. Participants saw firsthand how a systematic rental housing business works, from product development and construction to sales, professional property management, and investor relations.
The event brought together entrepreneurs and Holders residents. It opened with a presentation by Nadiya Rybakova, Commercial Director at Standard One, who spoke about the development of the build-to-rent model in Ukraine and Standard One's experience in building a systematic rental real estate business.
Unlike the classic development model, where a company's involvement with a property largely ends once an apartment is sold, build-to-rent requires control over the entire product life cycle: from site selection and design to apartment furnishing, move-in, service, and ongoing management. That is why Standard One works with the needs of two audiences at once: for tenants, it creates high-quality housing with service; for investors, an asset that doesn't require constant hands-on operational management.
At the core of Standard One's model is product standardization and continuous improvement with each new project. The team analyzes data on building operations, tenant behavior, and investor requests, and applies these insights when creating new properties. As it was put during the presentation: "We don't scale individual buildings. We scale the standard."
After the presentation, participants moved on to S1 Obolon itself. They visited the construction site and the showroom, explored the floor plans and interior solutions, and discussed how specific product features affect future residents' comfort, rental demand, and the property's value for its owner. This format made it possible to literally see the connection between product decisions and the company's business logic.
The meeting concluded with an open Q&A session with the Standard One team, followed by informal networking over a buffet. The entrepreneurs discussed the economics of the model, rental property management, and the growth of the rental building segment in Ukraine.
For Standard One, this meeting was an opportunity to speak openly and transparently about real estate, demonstrate the value of its product, and offer a behind-the-scenes look at its business model and service. After all, in modern rental housing, value is created not by a single apartment but by an entire system: the product, standards, management, data, and the ability to scale.
