
Kyiv's First Energy-Independent Residential High-Rise: Standard One Begins Construction of New Rental Property
Standard One is expanding its network of S1 rental properties and commencing construction of a new project in Kyiv's Nyvky district. The building will be equipped with innovative heat pumps to provide heating and hot water to the apartments. This is a modern, energy-saving solution actively used in Europe, though for Kyiv, it's the first such project in multi-apartment residential construction.
S1 Nyvky will have a club format, dictated by the project's size. The cascading, variable-height development with spacious terraces is neatly integrated into the surrounding environment. However, this architectural approach doesn't allow for a large number of apartments; there will be only 157 units in the complex.
"We position this new project as an eco-friendly building. This isn't just an epithet; it's backed by a series of appropriate technical solutions. For construction, we use energy-efficient and environmentally friendly materials. And in the apartment interiors, which we'll hand over to investors with completed finishes, modern energy-saving appliances, and LED lamps will be installed. The heat pumps in the building are a renewable source of heat. Their use eliminates any strain on existing city heating networks. The concept of promoting a conscious attitude towards the environment will also be integrated into the building's subsequent operation. To achieve this, we will provide a convenient way for waste sorting: each apartment will be equipped with a special container," said Serhii Fitel, CEO of Standard One.
The S1 Nyvky building will continue the build-to-rent concept, focusing on income-generating real estate designed for rental. Residents will enjoy a hotel-level of service, including concierge service, cleaning, and a mobile application for apartment management – service options that ensure true living comfort.
The new construction incorporates new approaches in line with updated state building codes (DBN), prioritizing inclusive, barrier-free space and safety. The building will feature a full-fledged shelter, complete with ventilation, restrooms, and storage for water and food. This shelter will be accessible not only to S1 Nyvky residents but also to neighbors from surrounding buildings.
"This project has absorbed all the experience and expertise Standard One has gained over almost 10 years of our work. We are constantly scaling and developing. Each new building in our rental network becomes more modern and relevant," says Artem Hordiichuk, Head of the Customer Service Department.
"S1 Nyvky embodies a more ecological attitude towards the environment and care for people. For example, we plan to modernize the engineering networks at this location. The project involves the reconstruction of the existing transformer substation, including the complete replacement of transformers with more powerful and efficient ones. We also plan to re-lay the water supply network, replace fire hydrants, reconstruct wells, and clean sewage pipelines," explains Ivan Krasiuk, Project Manager.
Before the commencement of construction, the developer, together with representatives of "Kyivzelenbud" (Kyiv Green Building) and the Department of Environmental Protection and Natural Resources, inspected green spaces. An act was drawn up based on the results, according to which the developer undertakes to preserve the trees designated for preservation in the act and to pay approximately half a million hryvnias to the city budget for the restoration of green spaces.
Additionally, trees and bushes are planned to be planted on the territory to increase the amount of greenery in this location.
Standard One is a Kyiv-based developer that has been operating in the income-generating real estate segment since 2016. Currently, the Standard One rental property network includes three projects: the already completed S1 VDNKh, S1 Obolon, and S1 Terminal, which are currently under construction.
